<p class="wp-block-paragraph">What’s happening here reflects a broader national shift. Working from home is no longer a pandemic-era workaround; it has settled into a durable pattern across Australia. The Australian Bureau of Statistics reported that <strong><a href="https://www.abs.gov.au/statistics/labour/earnings-and-working-conditions/characteristics-employment-australia/latest-release">around 36% of employed Australians usually worked from home as of August 2025</a></strong>, a figure that has stabilised well above pre-2020 norms. In other words, remote and home-based work is now part of the economic baseline, not a temporary exception.</p>



<p class="wp-block-paragraph">What makes Highvale and Samford interesting is how strongly that national trend appears to concentrate at the suburb level.</p>

On Census day, <a href="https://www.abs.gov.au/census/find-census-data/quickstats/2021/SSC31516">30.3% of employed people in Highvale reported working from home</a>. <a href="https://www.abs.gov.au/census/find-census-data/quickstats/2021/SSC31545">Samford Valley followed at 29.2%</a>, with <a href="https://www.abs.gov.au/census/find-census-data/quickstats/2021/SSC31544">Samford Village at 29.5%</a>. Across the wider City of Moreton Bay, the figure was <a href="https://www.abs.gov.au/census/find-census-data/quickstats/2021/LGA35010">14.4%</a>.</p>



<p class="wp-block-paragraph">Even then, this pocket was operating at roughly double the <a href="https://www.abs.gov.au/census/find-census-data/quickstats/2021/LGA35010">local government average</a>.</p>



<p class="wp-block-paragraph">What matters now is context. Those figures were recorded before hybrid work fully normalised, before many employers locked in flexible arrangements, and before a new wave of households actively selected where to live based on work-from-home viability. With another census due in August, it’s reasonable to expect that the next suburb profile will reflect a more mature, embedded version of this pattern — not a retreat from it.</p>



<p class="wp-block-paragraph">That gap changes how you read the area. It’s not only a lifestyle choice; it’s a working arrangement. Many households here aren’t choosing between “country feel” and “city job” — they’re reshaping the job to fit the place.</p>

<p class="wp-block-paragraph">When work shifts home, the home itself becomes infrastructure. Features that once felt optional start to read as functional requirements. Floor plans are assessed differently. So are outbuildings, acoustics, parking, storage and how close a house sits to the street.</p>



<p class="wp-block-paragraph">In places like Highvale and Samford, you can see the demand logic without needing to restate that “people work from home now”. The national trend is already established. What this pocket shows is what happens when that trend clusters locally: expectations change, and the housing stock is read through a new lens.</p>



<h2 class="wp-block-heading">Liveable layouts and workable spaces in demand</h2>



<p class="wp-block-paragraph">Home-based work may be visually discreet, but the choices it enables show up clearly in what people buy. When the daily commute stops being the organising principle, buyers often prioritise space, separation, flexibility and adaptability.</p>



<p class="wp-block-paragraph">A scan of sales from <strong>November 2025 to January 2026</strong> shows premium demand spread across family homes, lifestyle holdings and elevated addresses — rather than concentrating around any single “office-adjacent” location.</p>



<p class="wp-block-paragraph">That demand is already visible in recent high-end transactions handled by local agents. <strong>Georgie Haug</strong> has been active at the top of the market across both Samford Valley and Highvale, including the sale of <strong>15 Campbell Court, Samford Valley</strong>, a six-bedroom, three-bathroom home on 4,001 sqm, which sold for <strong>$2.9 million</strong>. In the same pocket, <strong>143 Wights Mountain Road</strong>, a four-bedroom, three-bathroom home on 3.28 hectares, sold for <strong>$2.202 million</strong> through <strong>Leanne Sinclair</strong>.</p>



<p class="wp-block-paragraph">In Highvale, <strong>Georgie Haug</strong> also handled the sale of <strong>52 Sky Drive</strong>, a four-bedroom, two-bathroom home on 6,103 sqm, which sold for <strong>$2.4 million</strong>, as well as <strong>50 Reiners Road</strong>, a five-bedroom, three-bathroom home on 1.24 hectares that sold for <strong>$2.075 million</strong>. <strong>10 Muskwood Court</strong>, a four-bedroom, two-bathroom home on 5,072 sqm, sold for <strong>$1.73 million</strong>, with the sale handled by <strong>Rochelle Adgo</strong>.</p>

<p class="wp-block-paragraph">Taken together, the list reinforces a simple point: <strong>workability and liveability are no longer separate conversations</strong>. Whether buyers are chasing outlook, land, or privacy, the ability to live well <em>and</em> work effectively from the same address is increasingly baked into the value equation.</p>

<p class="wp-block-paragraph">Samford Commons’ annual reporting has referenced running a home-based business survey and progressing a co-working space business case — the kind of local breadcrumb that suggests this isn’t a sudden fad, but a slow shift being noticed and planned for.&nbsp;</p>



<p class="wp-block-paragraph">That matters because it shows a pathway between purely home-based work and something more resilient: shared spaces, shared learning, and local relationships that strengthen small operators.</p>

It’s also where you can physically feel that “both-sides” effect—similar housing, similar traffic, similar street energy—despite the map insisting you’ve crossed into a different suburb.</p>

<p class="wp-block-paragraph">You can see how this corridor serves as a shared spine, with community facilities clustering around it. <a href="https://www.moretonbay.qld.gov.au/Services/Sport-Recreation/Parks/Les-Hughes-Sports-Complex">Les Hughes Sports Complex</a>, for example, sits off Francis Road and is described as a community-friendly space with sports facilities, a skate park, a playground, fitness equipment, an off-leash dog area, barbecues, and sheltered seating.&nbsp; It’s the kind of place people use because it’s close and good, not because it’s “in” one suburb or the other.</p>

<h2 class="wp-block-heading">Two histories growing towards each other</h2>



<p class="wp-block-paragraph">Lawnton’s naming story points to its older foundations. The name comes from early property owner Stephen Lawn (a blacksmith), whose land was acquired by Queensland Rail and named Lawnton.&nbsp; Local histories also note that the locality was known as North Pine before the arrival of the North Coast railway in 1888—a transport link that shaped settlement patterns and growth.&nbsp;</p>

<p class="wp-block-paragraph">Bray Park’s formal naming is later and very specific. It was named on 1 April 1970 after former Pine Rivers Shire councillor John Sanders Bray.&nbsp; Local history sources also note that the area was previously known as Strathpine West before the suburb name was adopted.&nbsp;</p>

<p class="wp-block-paragraph">Different beginnings, yes—but both suburbs have been pulled together by the same forces: suburban expansion, transport corridors, and the everyday reality that amenities tend to serve whole catchments, not just one locality.</p>



<h2 class="wp-block-heading">Rail and roads: infrastructure that links daily life</h2>



<p class="wp-block-paragraph">Transportation is one reason these suburbs feel congested. Lawnton railway station opened on 26 August 1888 and remains part of the Queensland Rail network.&nbsp;</p>



<p class="wp-block-paragraph">Bray Park itself is described as having no railway station within the suburb but there are nearby stations in neighbouring Strathpine and Lawnton. Bray Park also sits on the Redcliffe Peninsula railway line.  In other words: the rail access people use doesn’t neatly align with suburb edges, and that’s exactly how a “border” becomes porous in practice.</p>

<p class="wp-block-paragraph">On the Lawnton side, Lawnton State School is located on Todds Road.&nbsp; Nearby, Pine Rivers Special School is also located in Lawnton and caters to children with a verified diagnosis of an intellectual disability.&nbsp;</p>

<p class="wp-block-paragraph">Zoom out slightly, and you also have bigger retail destinations that residents from both suburbs commonly access because they’re close and well-connected:</p>

<p class="wp-block-paragraph">So yes, Lawnton and Bray Park are two suburbs. But along streets like Francis Road, and in the spaces locals actually use, they can feel like one connected neighbourhood: two names, one set of everyday places.</p>

<p class="wp-block-paragraph">For many families, this is the most reliable appointment of the week — a place where routine is built one training night at a time. Soon, the <a href="https://www.facebook.com/caboolturesnakesseniorrugbyleagueclub/">Caboolture Rugby League Club</a> (the Caboolture Snakes) will have a home base that matches the scale and meaning of what happens here.</p>



<p class="wp-block-paragraph">City of Moreton Bay has awarded the construction tender for a two-stage, $14.5 million upgrade to the club’s clubhouse facilities. It&#8217;s a project designed to replace ageing infrastructure and support the 2,000 players who use the grounds, plus the supporters and volunteers who keep the club running week after week.&nbsp;</p>

<p class="wp-block-paragraph">They’re expected to be safe for juniors, welcoming for families, inclusive for women and girls, accessible for people with disability, and functional enough to run everything from weekend fixtures to presentations, fundraisers and community events.</p>



<p class="wp-block-paragraph">That’s the real story behind replacing an old building. It’s also about modernising a local hub so it can keep pace with the community it serves. Mayor Peter Flannery said the project will make rugby league in Caboolture “more enjoyable and accessible for everyone”, helping grow participation across the region.&nbsp;</p>

<p class="wp-block-paragraph">There’s also a clear shift in how community sporting facilities are being designed: not as “one-team” buildings, but as venues that can flex to support multiple user groups. Council notes the upgrade will benefit not only rugby league, but also other local sporting groups, including the table tennis club and a local boxing club, which will use new amenities and facilities.&nbsp;</p>



<h2 class="wp-block-heading">The unseen upgrade: water, sewer and the future of the precinct</h2>



<p class="wp-block-paragraph">Some of the most important work in projects like this doesn’t appear in the glossy render, but it’s what determines whether a sporting precinct can actually grow. Alongside the clubhouse, the project includes upgrades to water and sewer infrastructure, supporting other clubs in the area and allowing for future precinct expansion.&nbsp;</p>



<p class="wp-block-paragraph">It’s a practical detail with long-term impact: the kind of infrastructure foundation that makes it possible for a community facility to handle larger crowds, more teams, bigger events, and an expanding calendar. In fast-growing regions, upgrades like these are what turn a field and a clubhouse into a precinct that can serve a whole community for decades.</p>



<h2 class="wp-block-heading"><strong>A club that’s built pathways for decades</strong></h2>



<p class="wp-block-paragraph">Caboolture’s rugby league story isn’t only measured by who turns up on a Thursday night — it’s also seen in who leaves the suburb wearing professional colours. Established in 1947, the Caboolture Snakes have long been part of the town’s sporting backbone, with a junior system that has helped produce talent bound for bigger stages.  </p>



<p class="wp-block-paragraph">Among the best-known names is Corey Horsburgh, now an NRL forward with the Canberra Raiders, who played for the Snakes as a teenager before progressing through the Redcliffe Dolphins system and later earning Queensland State of Origin selection.  Another is Braydon Trindall, a regular in the Cronulla-Sutherland Sharks halves, who also played his junior rugby league at Caboolture Snakes before being signed into the Melbourne Storm pathway.  </p>

<p class="wp-block-paragraph">The story of this building isn’t a straight line — it’s a layered one. Constructed in the 1880s, it has served as a school, a Methodist church, and, later, a Masonic lodge.&nbsp;</p>



<p class="wp-block-paragraph">Those changes matter because they explain why the reopening feels bigger than a building upgrade. On Bribie, community spaces have often been adaptive by nature, shifting purpose as the island grows, ages, and rearranges its needs. The building’s latest chapter keeps that tradition alive.</p>



<h2 class="wp-block-heading">Reopening isn’t just restoration — it’s reuse</h2>



<p class="wp-block-paragraph">In April 2025, the City of Moreton Bay <a href="https://www.moretonbay.qld.gov.au/News/Media/Historic-building-on-Bribie-Island-reopens-as-community-meeting-place">announced</a> the building would reopen as a community meeting place, framing it as an investment in preserving local story while returning the space to everyday use.&nbsp;</p>



<p class="wp-block-paragraph">It’s now positioned for meetings, small group classes, training and support programs — the kinds of uses that don’t always fit comfortably into large venues, but still need a reliable, bookable home.&nbsp;</p>



<p class="wp-block-paragraph">Local coverage captured the logic simply: Bribie doesn’t just need more spaces; it needs the <em>right-size</em> spaces, the ones that make it easier for small groups to gather without fuss.&nbsp;</p>

<h2 class="wp-block-heading">A project that started with values, not a shopping list</h2>



<p class="wp-block-paragraph">The Village Green story doesn’t begin with machinery. It begins with conversations.</p>



<p class="wp-block-paragraph">Between December 2020 and February 2021, Council <a href="https://www.moretonbay.qld.gov.au/Services/Projects/Parks/Samford-Parklands-Upgrade-Village-Green">invited the community</a> to share what mattered most about the site and what should be elevated in the design.&nbsp; What came through was more than a set of feature requests — it was a clear sense of identity:</p>

<li>a strong rural heritage and character<br></li>



<li>an instinct to nurture, give back, and support those in need<br></li>



<li>an understanding that the Parklands needs to work for many users at once: walkers, riders, community activities, recreation, and nearby sports facilities.<br></li>

<p class="wp-block-paragraph">That feedback then travelled through a long design runway: concept work (late 2020–mid 2021), refinement (2021–2024), detailed design (2024–2025), and now construction across 2025–2026.&nbsp;</p>



<h2 class="wp-block-heading">Designing a green that can shift gears</h2>



<p class="wp-block-paragraph">At its simplest, the Village Green is a “yes” space — yes to big community days, and yes to quiet ones.</p>



<p class="wp-block-paragraph">The City of Moreton Bay’s project page describes a mix of flexible elements: a large lawn for gatherings, small event spaces, picnic shelters and seating, productive planting beds and trees, a children’s play space, plus car parking and an access road to improve how people arrive and move through the area.&nbsp;</p>



<p class="wp-block-paragraph">The final design also leans into how people already use Samford. It’s built for markets and food trucks, but also for a slow walk with valley views, a family barbecue in the shade, or a kick of the footy that turns into an hour on the grass.&nbsp;</p>



<p class="wp-block-paragraph">Even the concept plan hints at additional “place-making” touches — a promontory lookout, an orchard and agricultural feature, and an amphitheatre/outdoor cinema area, as noted on the plan (with the important caveat that concept plans are subject to detailed design).&nbsp;</p>

<p class="wp-block-paragraph">In the official announcement, Mayor Peter Flannery described the milestone as “<a href="https://www.moretonbay.qld.gov.au/News/Media/Breaking-ground-on-Samford-Parklands-Village-Green-Park-Upgrade?transfer=64910716-3d67-4c7c-9ebb-ac620d3e6b74">more than just a park upgrade</a>”, framing it as a space for people to come together, celebrate, and enjoy the lifestyle the region is known for.&nbsp; Local reporting echoed the same idea, calling the Village Green a new community hub for events, recreation and social connection.&nbsp;</p>



<h2 class="wp-block-heading">Why this matters: Samford’s “third place”</h2>



<p class="wp-block-paragraph">A good community space doesn’t need a booking, a ticket, or a reason. You can turn up for five minutes or stay for two hours.</p>



<p class="wp-block-paragraph">That’s the social impact promise of the Village Green. It’s designed to be easy to use with shaded gathering spots, accessible paths, play space, and open lawns that can host a crowd without feeling empty on a quiet day.&nbsp;</p>



<p class="wp-block-paragraph">And when a place is genuinely easy to use, it starts doing invisible work:</p>

<li>community groups find it simpler to host something small (and then something bigger)<br></li>



<li>families, older residents and visitors share the same space — not in separate “zones”, but in the same daily flow.<br></li>

<p class="wp-block-paragraph">Over time, that’s how a park becomes a habit, and how a habit becomes a stronger community.</p>



<h2 class="wp-block-heading">Funding, timeline, and what to watch for next</h2>



<p class="wp-block-paragraph">The Village Green upgrade is a $4.4 million project jointly funded by the City of Moreton Bay and the Australian Government’s Thriving Suburbs Program, with $2.2 million cited as the federal contribution.&nbsp; Construction is expected to be completed by late 2026.&nbsp;</p>



<p class="wp-block-paragraph">Between now and then, the story will continue to unfold in a familiar Samford way, steadily, locally, and with an eye on the things residents said mattered from the beginning – heritage, care, and a place that feels like it belongs to everyone.&nbsp;</p>

The project, managed by the City of Moreton Bay, will establish a shared pathway that connects neighbourhoods, schools, and parks while providing a safer route for walking and cycling.</strong></p>



<p class="wp-block-paragraph">The South Pine River shared pathway is one part of the broader plan to expand the city’s active transport network. Through consultation on<a href="https://yoursay.moretonbay.qld.gov.au/albany-creek-pathway"> Your Say Moreton Bay</a>, residents were invited in 2021 to comment on concept designs for a new path linking Faheys Road West to James Cash Court via Stanton Reserve. The design aims to fill a missing connection in the existing path network and support more sustainable local travel.<br></p>



<h2 class="wp-block-heading">From Planning to Pathway</h2>



<p class="wp-block-paragraph">The pathway is planned to be about 2.0 to 2.5 metres wide, wide enough for shared use by walkers and cyclists while fitting within the existing green corridor.</p>



<p class="wp-block-paragraph">Preliminary design work was completed in 2021, and the detailed design was finalised in 2024. According to Council updates, the project will be delivered in three stages: Stage 1 construction is scheduled to start in September 2025, Stage 2 in October 2025, and Stage 3 in January 2026, subject to budget, weather, and contractor availability.</p>



<p class="wp-block-paragraph">The scope includes landscaping and new lighting within Stanton Reserve, with the aim of improving access and visibility. These upgrades will form part of a broader network of shared paths connecting Albany Creek with nearby suburbs and community facilities.</p>

<h2 class="wp-block-heading">Community Interest and Local Impact</h2>



<p class="wp-block-paragraph">Interest in the Albany Creek pathway reflects a growing community focus on safer and more connected local transport. The project offers residents an alternative to car travel for short trips and promotes outdoor activity. The route will connect existing footpaths, recreation areas, and residential zones, making it easier to move through the suburb on foot or by bike.</p>



<p class="wp-block-paragraph">Works are underway on upgrades along the South Pine River corridor. The project covers about 1,500 metres of new and improved pathways stretching west from Old Northern Road along James Cash Court, passing under South Pine Road through Stanton Reserve, and continuing to Faheys Road West. Construction is expected to take around 30 weeks, subject to weather conditions.</p>



<p class="wp-block-paragraph">The shared path brings practical benefits through improved safety and accessibility for everyday users, while also forming part of Council’s long-term investment in active transport that encourages healthier, more sustainable, and better-connected communities.</p>



<p class="wp-block-paragraph">Landscaping works within Stanton Reserve are planned to complement the riverbank environment while ensuring paths remain durable during seasonal weather changes.</p>



<p class="wp-block-paragraph">When completed, the Albany Creek South Pine River shared pathway will link homes, parks, and community facilities with a continuous route suitable for walking, cycling, and recreation. The path will enhance local travel options and form an important section of Moreton Bay’s growing active transport network.</p>

<p class="wp-block-paragraph">Construction is scheduled to begin in 2026, with the <a href="https://www.moretonbay.qld.gov.au/News/Media/5-rings-5-stars-180m-resort-set-for-North-Lakes-ahead-of-2032-Games">City of Moreton Bay confirming the project</a> as one of the region’s most significant developments ahead of the Brisbane 2032 Olympic and Paralympic Games.</p>



<h2 class="wp-block-heading">From Suburb to Destination</h2>



<p class="wp-block-paragraph">North Lakes has long been seen as a family-friendly suburb, with its parks, lakes and shopping centres defining daily life. But for many residents, a night out still meant travelling down the highway to Brisbane or the Sunshine Coast for boutique dining or cultural experiences. That’s why the plan for a precinct locals are already calling a “mini James Street” has drawn so much attention.</p>



<p class="wp-block-paragraph">The new development, covering 1.72 hectares in the heart of the town centre, is designed to create an atmosphere usually associated with Brisbane’s inner-city cultural hubs. Restaurants, boutique retail, and wellness spaces will be paired with open public areas where locals can relax or meet with friends.</p>

<h2 class="wp-block-heading">A Five-Star Centrepiece</h2>



<p class="wp-block-paragraph">At the heart of the project is a five-star resort, the first of its kind in North Lakes. The 130-room hotel will feature luxury facilities, including a lagoon pool, conference space, and wellness offerings. It is expected to play a significant role in attracting business events, national sporting teams, and leisure travellers, addressing the region’s current shortage of premium accommodation.</p>



<p class="wp-block-paragraph">The Comiskey Group, a local family-owned developer, will also create a 2,500-square-metre hospitality venue within the precinct. Surrounded by new restaurants, boutique shops, and community spaces, the resort will anchor a lively mix of experiences designed to feel as comfortable for local families as for international visitors.</p>

<p class="wp-block-paragraph"><strong>Caboolture locals will soon have their own place to ride, with City of Moreton Bay developing a 3-kilometre mountain bike trail network in neighbouring Burpengary bushland. The tracks are being built beside </strong><a href="https://www.moretonbay.qld.gov.au/Services/Sport-Recreation/Parks/Grogan-Road-Park"><strong>Grogan Road Park</strong></a><strong>, an area riders know as “The Shadows,” transforming a familiar patch of scrub into a safe space for families and cycling clubs.</strong></p>



<p class="wp-block-paragraph"><a href="https://www.moretonbay.qld.gov.au/Services/Projects/Parks/Lagoon-Road-Mountain-Bike-Trails">The $700,000 project</a> includes three distinct trails: a flow line, a jump line, and a climbing and return link. Each trail is designed to offer something different, whether it’s rollers and berms for younger riders or jumps and tabletops for those looking to push their skills. The mix is intended to suit both beginners and experienced cyclists, allowing the whole community to use the space.</p>



<h2 class="wp-block-heading">What’s Being Built</h2>



<p class="wp-block-paragraph">Features include wooden berms, dirt jumps, boardwalks and rollers, all built by a professional trail construction company. The design gives riders a structured, safer alternative to street riding or informal tracks.</p>

<p class="wp-block-paragraph">Council announced in April 2025 that construction would begin immediately, with the first stage clearing trails through the Burpengary bushland. The project is scheduled to be completed by late 2025, pending favorable weather conditions.</p>



<p class="wp-block-paragraph">This project is part of a broader commitment to outdoor recreation spaces across the City of Moreton Bay.</p>

<p class="wp-block-paragraph">The trails would be built by specialists and provide a much-needed facility for local families, riders, and schools. It’s not a sound this community is used to, but it marks the beginning of a major effort by City of Moreton Bay: the removal of about 80,000 cubic metres of silt that has slowly crept into the canals.&nbsp;</strong></p>



<p class="wp-block-paragraph">For many locals, the project is less about machinery and numbers than about something much simpler—making sure tinnies, kayaks, and rescue vessels can get out on the tide without worry.</p>



<p class="wp-block-paragraph">The dredging is scheduled to run for about eight months. On-water activity usually happens between 6:30 a.m. and 6:30 p.m. on weekdays, with occasional Saturdays if required. At the <a href="https://www.moretonbay.qld.gov.au/Services/Projects/Environmental/Dredged-Material-Management-Facility-Ningi">land-based end in Ningi,</a> where the sediment is treated, crews are limited to 7:00 a.m. to 5:00 p.m., Monday to Saturday. These hours are meant to keep noise disruption in check.&nbsp;</p>

<p class="wp-block-paragraph">As of late July 2025, the Ningi Dredged Material Management Facility is 68 per cent complete. Several ponds are now ready and have been handed over to dredging crews to begin receiving material, while the pipeline mobilisation and commissioning at the Ningi laydown facility has been finalised.</p>



<p class="wp-block-paragraph">Upcoming works focus on completing the remaining civil earthworks so all ponds can accept dredged sediment from Pacific Harbour, with the forecasted completion of the site set for August 2025. <a href="https://www.moretonbay.qld.gov.au/Services/Projects/Environmental/Pacific-Harbour-Maintenance-Dredging">&nbsp;</a></p>



<h2 class="wp-block-heading">Watching the canals change</h2>



<p class="wp-block-paragraph">For those living along the water, the project is something to watch day by day. The dredger moves slowly, pulling up clays and sands that have built up over years of wind, runoff and vessel wash.&nbsp;</p>

<p class="wp-block-paragraph">The changes can be subtle—an exposed sandbank one week, then gone the next. Council emphasises that strict environmental permits guide every move. That means caring for seagrass beds, safeguarding marine fauna, and navigation markers that shift as equipment advances, so locals know which routes remain open.</p>



<p class="wp-block-paragraph">A temporary pipeline, mostly below the waterline, carries the dredged slurry seven kilometres across Pumicestone Passage and into Ningi Creek. To help the flow, three booster pumps are placed along the route.&nbsp;</p>



<p class="wp-block-paragraph">Council documents say mufflers and noise barriers are in use, and exclusion zones are marked so boaties can steer clear. It is a strange sight—hoses arching over the water or disappearing beneath it—but for those who know what’s happening, it is the line that connects the canal clean-up to its final resting place.</p>



<h2 class="wp-block-heading">Adjustments on shore</h2>



<p class="wp-block-paragraph">Life on land changes too.&nbsp;</p>



<p class="wp-block-paragraph">The Turners Camp rest area is fenced off until the work is done, taking away a familiar stop for travellers and locals alike. At Kal Ma Kuta Drive Park, part of the carpark is cordoned off, and while the ramp remains open, contractors sometimes take it over to shift equipment.&nbsp;</p>



<p class="wp-block-paragraph">Spinnaker Sound Marina also feels the effects, with temporary fencing and short closures of its ramp during critical phases in May and again near the project’s end in March 2026. These are inconveniences, but the City says signage and traffic control are in place to help residents plan.</p>

<p class="wp-block-paragraph">For a canal suburb like Banksia Beach, boating is not just a pastime—it’s part of daily life. Families rely on it for weekend outings, retirees for a quiet morning paddle, and emergency crews for fast response times. Sediment build-up has made navigation tricky, particularly at low tide, forcing some residents to wait hours before heading out.&nbsp;</p>



<p class="wp-block-paragraph">Industry reports and Council briefings agree: restoring depth will mean fewer groundings, safer access for visitors, and peace of mind for those who count on clear channels.</p>



<p class="wp-block-paragraph">Officials note that once this project is complete, Pacific Harbour should not need another major dredge for at least a decade, perhaps even two.</p>

<h2 class="wp-block-heading">What’s Been Decided</h2>



<p class="wp-block-paragraph">Council approved a development application identified as <a href="https://www.moretonbay.qld.gov.au/Services/Building-Development/DA-Tracker/10776540">DA/2024/4618</a> for part of the marina land at 156A Griffith Road. The plan allows 17 three-bedroom dwellings plus small-scale food and drink, office and shop spaces. Reporting confirmed a reduction in on-site marina parking from 216 to 125 bays, with council material indicating this still meets operational needs. The project team documented the <a href="https://www.instagram.com/p/DK-WsLgTQft/)">approval publicly</a>.</p>



<p class="wp-block-paragraph">What does this mean for someone eyeing a move? Low-rise homes offer families and downsizers a quieter street setting close to the water, without sacrificing access to everyday needs. The small dining space suits weeknight dinners and morning coffees; the office component supports local services residents can walk to.&nbsp;</p>



<p class="wp-block-paragraph">Crucially, the marina keeps running—moorings and boat services remain—so the character that draws people to Newport stays part of the address.</p>

<h2 class="wp-block-heading">How We Got Here</h2>



<p class="wp-block-paragraph">Council set a pathway for the precinct covering 156, 156A and 158 Griffith Road through a <a href="https://www.moretonbay.qld.gov.au/News/Media/Newport-Marina-Precinct-Update)">Newport Marina precinct update</a> that acknowledged limited and declining marine-industry use and sought to regulate future development. After public notification, the development application proceeded to approval. </p>



<p class="wp-block-paragraph">From here, the project moves through conditions and building approvals with Council. If you’re weighing schools, shops and weekend options, the marina-side homes offer a short walk to the water and a local pocket for daily errands, with the wider Redcliffe peninsula close by for beaches, sport and services.</p>
